18Pearl consists of four luxury residences that together serve as a case study for what urban infill development in Boulder can look like. 18Pearl features a 114-year-old townhouse that was meticulously preserved and updated with modern design elements as well as three new three-story townhomes with rooftop decks. Element partnered with Hansen Homes and Burke Builders to undertake a sophisticated preservation effort to maintain the neighborhood’s look and feel while building beautifully designed and highly functional homes with current finishes, modern amenities and convenient layouts. Preserving historic homes can bring its own challenges and complexities, and Element succeeded in ensuring that the century-old townhouse’s wide, street-facing brick wing wall could remain in place in order to meet Boulder’s historic preservation requirements. Element and its partners also designed and built the three newly constructed townhomes to feature modern design combined with sophisticated elements, including rooftop decks offering unobstructed 360-degree views of Dakota Ridge and the Flatirons. Element’s innovative designs also maximized available square footage to give each home three stories of living plus a fourth-floor rooftop deck without going over the City’s strict height requirement.
