Description: Located in Downtown Boulder, the Annex will be a mixed-use property comprising a ground floor cafe and bakery, 30 units of affordable housing apartments on the 2nd and 3rd floor, and a premier event space on the 4th floor overlooking the Flatirons. The owners, Grace Commons Church, committed to developing this valuable piece of land into a vibrant hub for community members to live, work and gather. Element Properties assisted the Church in obtaining federal low-income housing tax credits, state affordable housing tax credits, funds from the City of Boulder, and construction and permanent financing to bring this project to life. The transit-oriented project is located a block from the Pearl Street Mall and Downtown Boulder RTD station, and boasts a walk score of 98 and bike score of 100. Construction started in January 2025 and is expected to be completed in Q3 2026.
